Villa Baan Sand Suk is located within the prestigious Baan Thai
Surin Hill Estate which consists of 20 individually designed
contemporary Thai-style luxury villas. Each villa has been

The villa has two principal accommodation levels and a mezzanine level which contains the
main entrance and gallery hall leading to the upper and lower floors.

When you enter the upper floor of the villa, you will be
immediately captivated by the outstanding ocean views from
the terrace and all the rooms at this level. A large infinity
edge pool fronts the outside terrace which has two salas at
either end, providing shade, relaxation and dining areas. The
sala in front of the dining room is a favourite spot for
breakfast and informal dining and refreshment whilst the
sala in front of the master bedroom provides a tranquil chill
out area – perfect for comfortable seating and enjoying your
favourite book or listening to your favourite music from the
villa’s Bose entertainment system. The terrace is fully
landscaped with a mixture of flowers, shrubs and miniature
trees. It provides superb space for entertaining and parties.

The living room of the villa is L shaped and provides 75 m2 of floor space and has been
decorated on one wall with a specially commissioned Thai style panelled wall frieze. The
room can be partitioned in two by folding wooden doors, enabling a 25 m2 area to become a
temporary bedroom if required with its own en-suite facilities. There is an entertainment area
at one end of the living room featuring a 42” Samsung flat panel screen and a Bose audiovisual
entertainment system which can be accessed remotely from every main room and
outside terrace area around the villa. This room overlooks the outdoor terrace, swimming
pool and enjoys the same panoramic views as seen from the terrace.

Dining Room/Kitchen:
The formal dining room provides seating for 8 people around a rectangular table. The dining
room adjoins the large, European style fully fitted kitchen which boasts a range of Teka
appliances, including a dish washer, and gas/electric cooking island with overhead extractor
fan. There is ample built in storage.

Master Bedroom:
The spacious master bedroom has been finished in luxurious gold coloured fabrics which
complement the wooden furniture and finishes. There is a TV in the room. Adjoining the
bedroom is a large dressing room with ample wardrobe space and a dressing table and the
master bathroom which features a double sink and sunken bath/jacuzzi.

Guest Bedroom 1:
This sensuous and romantic room has been finished in sumptuous shades of purple. It is
accessed at the rear of the villa via a garden courtyard with a fragrant millingtonia tree in the
centre. This tree provides a lovely scent to upper floor rooms for many months of the year.
The bedroom has ample built in wardrobe space and an adjoining shower room.

The lower floor consists of a large 14 x 4 m covered terrace plus two bedrooms overlooking the terrace,
each with their own veranda. The terrace incorporates a mini-kitchen area and bar with sink, fridge and
freezer. A toilet is accessed off the terrace. The same ocean views can be seen from the lower
floor terrace and bedrooms.

Guest Bedroom 2:
This 20.25 m2 bedroom has been decorated in various pink fabrics and specially
commissioned paintings hang on the walls. A large 5m x 4m bathroom, featuring a sunken
bath, and closet adjoin the bedroom.

Guest Bedroom 3:
This 20.25 m2 bedroom with built in wardrobe has been decorated in various green fabrics
and specially commissioned paintings hang on the walls. A 4m x 4.5m bathroom, featuring a
sunken bath adjoins the bedroom.

Mezzanine Floor:
The main entrance to the villa is at the mezzanine level. Access is by outside stairs featuring
multi-coloured trailing bougainvilleas and a pond with fountains and golden carp.
The main entrance lobby is 20 m2 and leads to a gallery hall and the upper and lower floors.
Specially commissioned Thai style decorative paintings adorn the gallery wall.
Also leading off the main entrance lobby is a large (5m x 4.5m) study with fitted display
shelves and storage cupboards, desk, desk chair, wooden filing cabinet, coffee table and sofa.
The sofa converts into a double bed enabling this room to be used for occasional overnight
accommodation. The study is fully wired for telecommunication (2 lines) and high speed
ADSL internet access.
This floor also contains various utility rooms such as laundry, store, electrical, water and
pump rooms.

Ground Floor:
At the ground floor of the villa is the maid room, two stores and covered car parking space
for 2 vehicles. Stairs lead up to the main entrance at the mezzanine level.
